Commercial Air Duct Cleaning in Atlanta
Commercial air duct cleaning removes dust, construction debris, biological growth and settled particulate from the supply, return and exhaust ductwork that moves air through your building. In a commercial facility those ducts can run hundreds of feet above ceilings, through shafts and across rooftops — and every foot collects material that is pushed back into occupied space each time the system starts.
Commercial Air Care cleans commercial ductwork across Metro Atlanta using the source-removal method: the system is placed under negative pressure with HEPA-filtered air machines, and contamination is mechanically loosened with rotary brushes, air whips and compressed-air tools so it is pulled out of the building, not redistributed. We work in occupied offices, open retail floors, school campuses and production plants, usually after hours so your operations keep running.
Who needs commercial air duct cleaning
- Office buildings and multi-tenant towers with recurring dust or odor complaints
- Retail stores and shopping centers preparing for remodels or brand inspections
- Schools and universities scheduling summer or break-period IAQ work
- Manufacturing and warehouse facilities with heavy process dust
- Medical offices and clinics where air quality is part of patient care
- Any building after renovation, water intrusion or a tenant turnover
Our process, step by step
Step 1
Site assessment
A free walkthrough maps the air handlers, trunk lines, branch runs and access points, and we inspect representative sections with a camera to confirm conditions.
Step 2
Written scope and schedule
You receive a written scope that names the systems to be cleaned and the hours we will work — nights, weekends or phased by floor.
Step 3
Containment and negative air
Work areas are protected with plastic sheeting and floor covering, and a HEPA negative air machine is connected to the duct system to capture everything we dislodge.
Step 4
Agitation and source removal
Rotary brushes, air whips and skipper balls travel through each run while the negative air pulls debris to the collection unit. Registers and diffusers are removed and washed.
Step 5
Access panels and sealing
Service openings are closed with properly sealed access doors so the system stays airtight and future inspections are easier.
Step 6
Verification and report
We photograph cleaned sections, restore the area and deliver a report with before and after images for your records.
Standards we follow
IICRC
Our technicians are IICRC-certified and follow source-removal cleaning practices on every commercial job.
ASHRAE 62.1
Ventilation for acceptable indoor air quality — the reference most facility managers use for commercial IAQ.
OSHA
Ladder, lift, confined space and respiratory protection controls for every technician on site.
EPA
Only EPA-registered products are used if an anti-microbial treatment is approved after cleaning.
How often it should be done
Most commercial buildings benefit from duct cleaning every 2–5 years. Schools, healthcare spaces, restaurants and dusty industrial sites often need annual service, and any building should be cleaned after construction, water damage or a mold event. A camera inspection during the free assessment tells you whether cleaning is needed now or can wait.
Documentation you receive
- Date-stamped before and after photos of every system section we open
- Written service report listing units, runs and components cleaned
- Notes on damaged, missing or inaccessible components found on site
- Certificate of service for insurance, fire marshal and audit files
Frequently asked questions
- How long does commercial air duct cleaning take?
- A typical office suite takes one night. Larger buildings are phased floor by floor or zone by zone over several nights so occupied areas are never disrupted.
- Can you clean while our building is open?
- Yes. We usually work after hours. When daytime work is needed, crews work behind containment with HEPA negative air, one area at a time.
- Will duct cleaning make a mess in our offices?
- No. Floors and furniture are covered, and the system is under negative pressure, so dislodged debris is pulled into the collection unit instead of the room.
- Do you clean the air handler as well as the ducts?
- Yes. Blowers, coils, drain pans and plenums can be cleaned in the same visit so clean ducts are not recontaminated by a dirty unit.
- How do we know the ducts were actually cleaned?
- Every job includes before and after photos of each opened section plus a written report you can keep for compliance and insurance.
